Auction Disclaimer:
Purchaser agrees to buy and the undersigned Seller
(agrees to sell through Wallace Realty and Auctions, LLC
(herein after referred to
as" Auctioneer") the above advertised properties.
Owners title insurance available at Purchasers expense.
Properties sold "As Is", with no warranties from Seller.
Buyer will provide good personal funds accompanied by a
bank letter of guarantee, with cash, check, or certified
funds. Seller to provide good and marketable title to
said properties and agrees to convey by warranty deed to
Purchaser at the time the sale is consummated. In the
event Purchaser fails to perform, Earnest money shall be
retained by the Seller as full liquidated damages.
In the event that Seller fails to perform all duties and
close, then Purchaser shall receive ALL earnest money
paid, and contract is null and void, and NO party hereto
shall have any further rights, duties, or obligations to
any other party hereto. Broker/ Auctioneer Ashley
Wallace and staff are acting as agents for the " seller"
, and DO NOT represent the buyer(s). All verbage on
Auction Day takes precedence over any written or oral
statements made prior to Auction. Purchase Price(plus)
15% Buyers premium = Contract price. 15% of contract
price to be deposited as earnest money day of Auction in
Wallace Realty & Auctions escrow account. Sign a
NON-CONTINGENT real estate contract. Balance then paid
